Sometimes, for reasons that are not always fully understood, arrangements made with good intentions do not always work out. If you are not pleased with our services for any reason within the first 90 days, simply ask for a return of your management fees, cancellation of the agreement in writing, and consider it done.

If we have approved an applicant for your rental, and if that applicant should vacate within 60 days, we will find a replacement applicant and not charge you another leasing fee.

How can we do this? Simple. We are so good at what we do for our clients that these instances seldom happen. If they do, we learn how to do a better job for our clients.

The Texas Real Estate Commission (TREC) requires all real estate agents to complete an approved course of instruction. This protects the public by ensuring they all acquire a minimum understanding of Real Estate principals, practices and law. Unfortunately, the official course of instruction includes very little property management training. Just because an agent is licensed doesn't mean a property manager has appropriate training in quality resident selection, maintenance, accounting and owner liability. When it's your valuable property at stake, you need a property manager who can steer you away from common owner headaches like evictions, lost rent, high cost of repairs, etc.

Many licensed agents manage rental property as a sideline. Their real business is helping people buy and sell properties. Since that's where they make most of their money, that's where they concentrate most of their effort.

Rick Ebert

Richard "Rick" Ebert, MPM^® holds a BA degree from San Jose State University in Law Enforcement & Administration, and has served as a municipal police officer. For over 11 years Rick performed safety inspections for major insurance companies. In 1981 Rick and his family moved to Austin, Texas to enter the field of real estate. Since then, Rick has been engaged in real estate investing, sales, and property management. As a professional property manager, Rick holds the Master Property Manager designation from the National Association of Residential Property Managers. Rick conducted workshops for their property managers both locally and nationally, and is the author of several Property management classes approved in Texas for continuing education, and the Texas Real Estate Commission has certified Rick as an instructor of property management classes. In addition to authored classes, Rick has had over 25 property management articles published.

Rick, a charter member of the National Association of Residential Property Managers has served on numerous national committees, and continues to offer his services as a committee chairman and as an instructor to the organization. Rick was a founding member of the Leasing Management Division of the Austin Board of REALTORS®, and is the recipient of the "Member of the Year Award", that organizations highest honor.

Karen Ebert

Karen Ebert, MPM^® has an AA degree in Dental Hygiene from Foothill College in Los Altos, California, and practiced dental hygiene for seven years in that state. While in California, Karen, together with Rick, was a Senior Coordinator for Personal Dynamics, a provider of personal growth Courses. Karen earned her Broker license in 1983 and has specialized in property management since that time, In addition to being a REALTOR^® , she is a founding member of the National Association of Residential Property Managers and served as Vice-president of NARPM^®  from October 1988 through September 1992. She holds the RMP^®  (Residential Management Professional) and MPM® (Master Property Manager) designations of the association. Karen also holds the e-PRO designation from the National Association of Realtors indicating her level of Internet expertise. As past editor of the NARPM^®  newsletter, Karen has had the opportunity to keep abreast of the very latest in the profession. She was instrumental in developing a designation brochure. She had contributed to the association by writing and presenting three workshops for the annual convention, Karen was instrumental in starting the Austin Area Chapter of NARPM^®  where she served as the first President and has been awarded Member of the Year for her efforts in producing the chapter newsletter and continues to contribute articles to the national NARPM^®  newsletter.

Karen oversees the operational functions of ALPS. Her goals in property management are to provide efficient, and honest handling of owner and resident funds, timely reporting, thorough documentation of files and on-going staff training to assure the highest level of caring service to our clients and residents.

Rick and Karen have been married since 1973 and have 3 children. In addition to operating their property management company, they volunteer time for a multitude of community projects.

Rick has received the Member of the Year award from the LMD, Leasing and Management Division of the Austin Board of REALTORS^® , the organization's highest honor. Since 1993 Rick has developed and taught continuing education classes approved by the Texas Real Estate Commission.
