An Emergency is:

IF THIS IS A BONAFIDE EMERGENCY AS DEFINED IN YOUR LEASE YOU SHOULD TAKE THE FOLLOWING ACTIONS:
IN CASE OF EMERGENCY THAT WOULD REQUIRE POLICE OR FIRE RESPONSE, CALL 911 BEFORE CONTACTING US.

EMERGENCY PROTOCOL
While uncontrolled running water is an emergency, drips or slow leaks are not. Before contacting us, do the following:
Water Shutoff: You can shut off the water to an appliance or sink by turning the knob off at the appliance or under the sink.
Main Water Shutoff Valve: This is located near the street. The lid is about 10 inches in diameter. Lift the lid and look for the valve (It will look like a water faucet valve) and turn it off.
If your home has an irrigation system and you see standing water in the yard, you may have a leak in the irrigation system. You can turn off the water supply to the irrigation system by going to the irrigation system manifold and manually turning off the water, or you can go to the control box and shut the system off electronically.
The water utility or fire department can always accomodate you quickly.
Gas Odor: If you suspect a gas leak, do not turn on or off any electircal devices including light switches as an electrical arc might spark the gas causing a fire or an explosion. If you suspect a gas leak, call the gas utility and they will turn off the gas to the appliance. Call the office after you have called the utility. You should not stay in a home suspected to have a gas leak. Get out of the house fast. Tell us how we can contact you after you leave.
To turn off the gas at the source, look for the oblong flange and with a wrench, turn the knob to the off position.
Electrical Short Circuit: If you suspect an electrical short circuit, do not use the suspected outlet, switch, or appliance. If possible, go to the breaker box and turn the breaker to the suspected electrical circuit to the off position before calling the office.
Carbon Monoxide: If you suspect carbon monoxide, get out of the house fast, leaving the doors open to help vent the house. Contact EMS or see a doctor for treatment.
